UK mortgages have their own shape: repayment or interest-only structures, loan-to-value bands that decide the rate, and product fees that can hide inside a good headline deal. This calculator works in pounds and shows the monthly repayment on your figures.

How to use this calculator

  • Enter the property price and your deposit.
  • Add the interest rate and the mortgage term.
  • Press calculate to see the monthly repayment and the loan-to-value (LTV).

Why LTV bands matter in the UK

Rates step down at LTV thresholds such as 90%, 85%, 75% and 60%. A slightly larger deposit that crosses a band can cut the rate on the whole loan, which is why the deposit decision is worth running at two or three nearby sizes before you commit.

Frequently asked questions

What is the difference between repayment and interest-only?
Repayment clears the loan by the end of the term. Interest-only pays just the interest, and the full amount borrowed is still owed at the end, needing a repayment plan.
Does this include Stamp Duty?
No, this calculates the mortgage itself. Stamp Duty Land Tax is a separate purchase cost based on the price and your buyer status.
What are product fees?
Lender charges for a particular deal, often £999 or so, which can be added to the loan. A low rate with a high fee is not always cheaper than a slightly higher rate with no fee; compare total cost over the deal period.
