A home's real cost is not just the mortgage. Tax, insurance, maintenance and fees ride along every month, and together they can add a third or more to the payment a lender quotes. This calculator assembles the full monthly figure so properties can be compared honestly.

How to use this calculator

  • Enter the property price and your down payment.
  • Add the mortgage rate and term.
  • Add yearly property tax, insurance and an upkeep estimate.
  • Press calculate to see the breakdown and the true monthly total.

The 1% upkeep guide

A rough planning rule sets aside about 1% of the property's value per year for maintenance. Older homes and harsher climates lean higher. Including even a rough upkeep line separates a property that is merely affordable to buy from one that is affordable to own.

Frequently asked questions

What costs does this calculator include?
Mortgage principal and interest, property tax, home insurance and a maintenance allowance, combined into one monthly figure.
How do I compare two properties fairly?
Run both through with their own prices, taxes and insurance. The cheaper purchase is not always the cheaper ownership.
Does it include buying costs like fees and duties?
The calculator focuses on ongoing monthly cost. Keep one-time buying costs in a separate line of your budget so the two are never confused.
